What a Renovation
Actually Costs
A structured look at renovation costs in Singapore by home type. Replace the figures below with your own once you are happy with them.
Typical Ranges
Replace these numbers with your own. Each one is a heading and a caption.
- $30k to $50k
- 3 room HDB, light works
- $50k to $80k
- 4 to 5 room HDB, full renovation
- $80k to $150k
- Condominium, full renovation
- $150k and up
- Landed property
Where the Money Goes
Replace this section with your own guidance. A useful structure is one paragraph per major cost centre: hacking and masonry, carpentry, electrical and plumbing, finishes, then the provisional sums.
Carpentry is usually the largest single line on a Singapore quotation, and the one that varies most between studios. It is worth explaining why.
Provisional sums are the figures most likely to move. Explaining them here saves a difficult conversation later.
What to Check
-
Is every room listed? A quotation that skips a room is not cheaper.
-
Are provisional sums marked? They should be obvious, not buried.
-
What is the payment schedule? Tied to stages, not to dates.
-
Who handles permits? Someone has to, and it should say who.
